The essential guide to buying a property
Whether you are a private or business customer: if you wish to sell, let or lease your property, you will always need an energy performance certificate. This is required under the Energy Saving Ordinance (EnEV) of 1 May 2014.
You can obtain the certificate from us. Accredited energy consultants, who are highly knowledgeable about all residential and non-residential buildings, will draw up the certificate for you.

Which certificate do you need?
There are two different types of energy performance certificates:
1. The energy demand certificate
This is issued on the basis of the calculated energy demand. It is based on a detailed analysis of the building, the heating system and the technical components. This method is more labour-intensive and costly. It provides objective and comparable figures, regardless of user behaviour.
2. The consumption certificate
This is based on measured energy consumption. The consumption certificate is cheaper. However, individual factors such as the residents’ heating habits can significantly influence the figures.
In principle, you are free to choose between the two types of energy performance certificate. However, the demand-based certificate is mandatory in the following cases:
in new-build properties.
for buildings with up to 4 residential units, provided that the planning application was submitted before November 1977 and the building has not undergone energy-efficiency refurbishment since then.
This is required following recent insulation work on the façade or an extension to an external structure, as in such cases the consumption data for the last three years is not available.
if there is insufficient consumption data for existing buildings from the last three years, for example because the property has been unoccupied for a long time.
Energy consumption assessment without an energy performance certificate
Are you not looking to sell, let or lease your property, but simply need an energy consumption assessment? You can download the form for this below. FAQ – Answers to the most frequently asked questions
Your tenant or you can register or deregister them. If you wish to register your tenant yourself, we will need the tenancy agreement, as well as the meter numbers and meter readings, for the handover.
When registering, please note that most Americans are exempt from tax. To register this tax exemption, we require the VAT form and the order form. The tenant can obtain these from the relevant VAT office. You can find out more about this here.
When your tenants check out, we require the meter readings at the time of handover, signed by you, so that we can issue an immediate final bill.
To transfer the registration to the new owner, we require a copy of the contract of sale (the first page showing the buyer, seller and property, and the last page showing the signatures of the contracting parties), as well as the meter numbers and meter readings at the time of handover.
