What is tenant-generated electricity?
The building owner leases the roof space to SWK Stadtwerke Kaiserslautern.
SWK is planning and installing a photovoltaic system there at its own expense, which will generate electricity on the roof.
Solar power is supplied to all households in the building that wish to use it.
If the sun isn’t shining, the solar power is supplemented by green electricity from the grid – ensuring a reliable, all-round supply.
The solar power generated on the roof and the remaining supply of SWK green electricity from the grid are conveniently combined into a single tariff as an affordable tenant electricity scheme.

SWK leases the roof

We install a photovoltaic system and generate solar power for the residents. Tenant-generated electricity is already available for buildings with ten or more residential units.
As the owner, you don’t have to invest, organise or install anything. We take care of it all for you. In 2018, SWK installed solar panels on three blocks of flats on Friedenstraße. This means that tenants are supplied with electricity generated directly on site.

FAQ – Answers to the most frequently asked questions
What happens when the sun isn’t shining, for example at night? What if you use more electricity than your solar panel system can supply? In that case, we’ll automatically supply the rest as SWK green electricity from our grid.
There are no costs involved. We take care of the entire financing, installation, maintenance and operation of the solar panel system. Thanks to the roof lease agreement, property owners even benefit from a payment for the electricity they generate.
The only requirement is that you make the roof space available to us under a roof lease agreement. We’ll take care of everything else.
Each tenant is free to decide whether they wish to accept the offer and enter into a contract with SWK. This is an opportunity for tenants to purchase locally generated green electricity, help protect the environment and save money.
In addition to the matters mentioned above, the contract sets out provisions regarding liability, roof repairs, restoration of the site upon completion, and transferability (a model contract is available on request). The term of the lease agreement is 21 years from the start of construction.
